Occupancy Standard: A maximum of two (2) persons per bedroom are allowed.  Persons under 24 months of age are not considered in this calculation during the lease term.

 

Age Requirement:  Lease holder(s) must be 18 years of age or older.  All occupants 18 years of age or older are required to complete an application, even if living with parent or guardian.

 

Identification: A valid government issued ID will be required for the application process. The ID must not be expired.

 

Credit: Credit rating must be in good standing with positive credit history. Bankruptcy may not be newer than 1 year and must be of discharged status. Unsatisfactory credit or no credit history may result in the requirement of an additional deposit or denial. 

 

Check Writing History:  Positive check writing history is required.

 

Income:  Gross monthly income of all lease holder(s) must be 2 and 1/2 times the monthly rent amount.  All income must be verifiable.

 

Employment:  Applicant(s) must be 1) currently employed for at least six months; 2) have offer letter to begin new employment; or 3) receiving retirement benefits or any other verifiable and consistent income.  Income must be verifiable by check stub, bank account or employment offer letter. Self-employed/business owners must provide previous years completed filed tax documents and the previous six months personal bank statements as evidence of sufficient income.

 

Rental History:  Rental history at the current and previous residence must include satisfactory rental payment history, no eviction history, sufficient move-out notice and all lease terms fulfilled.  Any debt owed to any rental property must be paid in full.  Verification from relatives will not be accepted. 

 

Criminal background:  No applicant, resident or occupant may have been indicted, arraigned, or convicted of a felony charge.  Applicants with felony convictions involving sex crimes, violent crimes, crimes against children, or the manufacturing of methamphetamines will be denied regardless of time. This includes persons who have received deferred adjudication and/or have not yet satisfied the probationary period of a deferred adjudication. Background check is required for all persons 18 of years of age or older.

 

Application Fee:  A $50.00 non-refundable application fee is required per person 18 years of age or older.

 

Administrative Fee:  A $100.00 non-refundable administrative fee is required per person 18 years of age or older.

 

Security Deposit: One month’s security deposit is required. A higher security deposit may be required based on credit, background, employment/income, and rental verification.

 

Guarantor:  A guarantor may be required in the case of one of the following:

            No employment/income (students only)

Guarantor must qualify and meet all requirements as a lease holder. Guarantor must make 5 times the monthly rent before taxes.

Rental Insurance: Residents are required to have renter’s insurance with a minimum of $100,000 limited/personal liability. Proof of renter’s insurance will be required prior to move in and must remain in effect for approved lease term. Waterstone at Jenks is required to be listed as a 3rd party interest.

 

Animals: A maximum of two (2) animals per apartment is permitted. The following breeds or partial breeds are not permitted: Akita, American Pit Bull Terrier or Staffordshire Terrier, Staffordshire Bull Terrier, American Bully, Belgian Malinois, Chow, Doberman Pinscher, German Shepard, Presa Canario (Canary Dog), Rottweiler, St. Bernard, Mastiff, Malamute, Siberian Husky or Husky-Type or any Wolf-dog breed. Exotic animals and reptiles are not permitted.  Pet fee will be based on weight at maturity of animal. 

Waterstone at Jenks will require that pet owners sign the animal addendum and provide a current photo of the pet, as well as current vet records including current rabies vaccination.
